When You Should Replace the Various Pipes in Your Home

Steps For Safely Cleaning And Restoring A Water Damaged Device

If your Tulsa, OK, building floods, the cleaning and restoration process that follows can be complicated. One of the most daunting aspects of water damage cleanup is what to do about flooded electronics.

1. Stay Safe
When retrieving your electronics, be careful to avoid any shock hazards. The safest bet is to disconnect the building power if possible. Avoid standing in water or wearing wet clothing when handling electronics and use extra care with battery-operated devices.

2. Disassemble and Drain

Step 1: Find the source of the leak. Make sure that it is the water heater that is leaking. If your water heater is among other appliances it is possible that they could be the cause for the leak and not the water heater.

Step 2: Shut off the power.  A water heater can be powered by electricity in which case you would need to go to your breaker and switch it off.  It can also be powered by gas in which case you would need to find the on/off switch at the bottom of the tank and make sure that it says off.  Make sure not to mess with the gas valve. 

Step 3: Shut off the water supply. The water shut-off valve for the cold water supply located at the top of the water heater.  It will either have a handle you pull down or a knob that you turn clockwise to shut off. 

Step 4: Find the location of the leak. You want to find the location of the leak so that you can accurately tell a restoration company what has happened.  There can be many reasons as to why the water heater is leaking.  There could be a problem with the cold water inlet or hot water outlet connections. Or the pressure valve. Or the internal tank. 

Step 5: Repair or Replace.  When a professional has come and looked at the tank they will be able to tell whether or not the tank can be repaired or if it should be replaced.

Rain can seep in from a leaking roof or improperly sealed windows and doorframes. Rising water from nearby sewers, rivers and lakes can infiltrate your home. Sewage overflow is defined as an overflow of untreated or partially treated wastewater from a sanitary sewer system.  This can occur when there is an obstruction in the pipes that can cause the waste waters to backup and be released from a toilet, sink or drain.  There can be many different factors as to what can cause a sewage overflow. And there are ways that we at home can help try to prevent sewage overflow from happening.  As well as ways to keep other issues from happening.

    • Build-up of solids and fats, oils and greases
    • Excess rainfall flowing into sewers that are not meant to hold rainfall.
    • Failures that keep the system from properly functioning properly.

    • Collect oils and grease and don't dispose of them down the drain.
    • Scrape food scraps into the trash.
    • Use sink and drain strainers
    • Minimize use of garbage disposal.
    • Avoid using washing machine or dishwasher during big storms

    • Make sure lawn sewer cleanup cap is intact
    • Avoid planting trees near sewer lines

The Three Categories

In the restoration business water damage is separated into three different categories.  These categories help classify the water type and what steps need to be taken to resolve the water damage issue.  The three categories are as follows. 

First is Category 1 

This is considered clean water.  Water under this category comes from a sanitary source such as a sink or a water supply line. If it makes contact with skin or is ingested it will not cause harm to the person who made contact.

Second is Category 2

This is considered grey water.  This is water that is contaminated with bacteria.  Toilet overflows, washer and dishwasher overflows are examples of this.  If in contact with a person it can cause sickness.

Third is Category 3

Finally is the black water.  This is grossly contaminated water that can cause serious illness if made contact with.  Examples of a Cat 3 are sewage and flooding from outside sources such as streams, creeks, and rivers.

Wintertime Water Damage

Even though Spring is predicted to come early this year. Here in Oklahoma we have received quite a few inches of snow.  With the temperature being lower and the possibility of snowfall there are different types of water damage that can occur.  Here are some examples of water damage that could occur in the winter time:

The first are frozen pipes. This can occur when temperatures drop to where ice can form in the pipes.  This causes pressure to build and a pipe can burst from this pressure. A way to help prevent that from happening is to leave your faucets slightly open to help relieve that pressure.  You can also check to see if the pipes have insulation around them. 

The second is melted snow. Snow is beautiful, but when it melts it makes the ground muddy.  In some cases when it melts it can leak into one's basement and cause water damage that way.  A way to prevent this is to make sure to shovel snow away from the base of your home.

A water leak often goes undetected for a while, especially if it is a slow leak or it comes from an obscure location. The longer water is unrestrained, of course, the risk increases that damage can occur.

Finding this leak was a bit of a mystery. Turns out,  the leak was inside of a wall and under a sink. As the water slowly spread, it affected walls, floors, sub-floors, cabinets not only in the primary room, the water also spread to the adjoining rooms. 

The home owner's insurance company knew who to call, SERVPRO of Greater Broken Arrow, of course. The team at SERVPRO was able to remove the unsalvageable materials and get the home back to preloss moisture in order that reconstruction can occur and the family can get their life back to normal.

This slab leak went unnoticed for a while.

Slab leaks happen. Frequently the cause of a slab leak is settling of our lovely Green Country Oklahoma clay soil; or sometimes pipes corrode with age and develop pin holes. Slab leaks are never a welcome event in your life.

Signs of a slab leak:

Soggy carpet.

Puddles, if puddles develop under wood flooring, you may notice the wood has cupped or become warped. Or water may squish up between the planks as you walk on the flooring.

Puddles outside the home.

Musty odor.

Increased, unexplained water usage/bill.

Low water pressure.

Warm/hot area on the floor (if a hot water line is affected).

Cracks in the floor.

Sounds of running water when no appliance or faucet is using water.

Slab leak is no fun.

This home-owner was facing a mystery. Water was appearing in the carpet and pad covering the floor, but the water did not seem to be coming from any sink, toilet, tub, pipe, water heater, dishwasher, etc. After eliminating all other possibilities, the discovery was finally made of a slab leak. SERVPRO of Greater Broken Arrow was called and the team was onsite within minutes to extract water and evaluate how to best serve our customer. We were able to provide some humidity control until a plumber could find and repair the leak. 

After the leak was repaired, the drying process was able to be set up and executed. The process includes daily readings of the humidity level of the air and structure, making adjustments as the home becomes back to its preloss normal humidity.

Not a fun thing to face at home or at work

There is a trend to place in Oklahoma attics appliances, such as water heaters and heating and cooling systems. Most of the time, those placements are very helpful. The appliance is out of the way and in a central location to service the house.

However, when there happens to be a leak in the unit, in the pipes, or a clog in the drain, a problem can arise. The leak is usually not discovered until the insulation and ceiling below the leak have become saturated with water and the ceiling discoloration is observed.

I am not sure how to avoid these leaks. I suppose you could add inspecting the pipes and drain as a weekly chore, but that seems impractical. An option might be to use drain pans and shut offs with water detection sensor.

How well would you recognize a water intrusion in our home or business? Seeing standing water on the floor, or a waterfall on the wall is pretty obvious, but sometimes, a water leak is a bit more subtle.

A very slow leak, for instance, can travel under w hardwood floor into multiple rooms before warping, or cupping, or a "squishy" sound is noticed. Water can leak through attic insulation, travel along framing, behind furniture, or into a closet and not become apparent for quite some time.

Discolorations on walls or ceilings, bubbling or peeling paint, sagging ceiling or ceiling tiles are suspicious and should be investigated for water damage.

Some times, it is your nose that knows. A musty odor can indicate that water has been present for a while and should be dealt with quickly.

This year, we have encountered an unusually high number of slab leaks in beautiful Green Country. Many of the leaks went undetected for weeks before discovery. What are the clues that may cause you to suspect a slab leak?

  1. Higher water bill
  2. increased humidity
  3. gurgling sounds in floor ducting
  4. cracks in foundation
  5. wood flooring cupping
  6. pooling water
  7. musty odor
  8. doors not shutting differently
  9. diminished water flow in faucets
  10. floor temperature changed in areas
  11. walls that seem to have separated from the floor
  12. water meter running when all faucets are shut

Probably a leak won't display all of these signs. The typical current first suspicion or evidence for our customers has been the warping or cupping of wood flooring. For a recent customer, it took 16 plus truck mount tank-fuls of water to extract all the water in the ducts and floors. That is over 640 gallons of water!

December is a memory, but a cold Oklahoma winter is still hanging around for a while. The weather experts have said we are experiencing the coldest days Oklahoma's Green Country has faced in four years. Over the New Year's celebrations, we were able to assist a few homes with unexpected and unwelcome additions to their festivities- water related to freezing temperatures.

We want to remind our neighbors of good practices to avoid getting your feet wet, unexpectedly. 

Our coldest months are December through February, so even if you have not prepared, it is prudent to take steps now: 

  • Be sure garden hoses are disconnected.
  • Add insulation (when weather permits) to outside walls, attics and unheated inside areas.
  • If it is too cold to caulk windows and doors, consider installing window weather sealing kits for temporary use until Spring.
  • Know the location(s) of your water shut off valve(s).
  • Leave a cabinet door ajar to expose under sink areas to heated air.
  • Leave a slow stream of water running during extreme cold.
  • Keep your plumber's phone number and the SERVPRO of Greater Broken Arrow number handy in case your best efforts fail.

Don't let pipes freeze

The weather outside isn't really frightful, but it is to be pretty cool- below freezing, in fact. If you want to keep the inside delightful, one aspect of that is to avoid disasters- water disasters in general, and water pipe break disasters, specifically.

One thing you can to do keep pipes from freezing in sub- freezing temperatures is to open the faucet  bit to allow the water run.

Another way is to ensure the pipes have access to heat. That can be as simple as opening a cabinet door. Some times plugging in a light bulb near the pipes, or a space heater is the way to keep a pipe from freezing- especially in an unheated building.

If a space heater is your only option, be sure it is safe and be sure to keep flammable items far from it.

Who will stop this rain?

Water in the right places is a wonderful thing. We have all heard of folks singing in the rain, catching a wave, watching the river run, surfin' a safari, relishing cool clear water; Some see fire and they see rain, sittin' on the dock of the bay, or want to build a snowman. Water in the proper situation is definitely great.
